What to Expect Working with Heirloom Interiors

We work with a small team of trades and vendors to hand select each component for the design and space. Working on only a small number of projects at a time, we can ensure that your project has attention and constant oversight from start to finish.

Potential clients must fill out a project inquiry form and tell us about their project, answering all questions and tabs. Be as thorough as possible. Be sure to include the following details; budget, timeline and desired design. Upon receipt of your contact form, a phone conference will be scheduled to discuss your project further. After a 20-30-minute phone consultation a detailed breakdown and estimated cost/timeline will be provided. If everything falls in line, then we will schedule an in-person consultation on site.

Our in-person consultation and walk-through typically takes around an hour to complete. During this meeting, we will walk the space looking to be remodeled, discuss potential layouts and designs, and establish a full scope of the project. After our walk-through through we will establish a full scope of work, a detailed proposal, and accurate costing of the project. This will include all of the design work, construction work from start to finish, and all materials and finishes needed for the project. Allowances and budgets are typically given for materials and finishes at this point in the project. Turn around for this phase is around 2-3 weeks from the on-site consultation.

Once the proposal is finalized and approved, we begin our design and selections process. During this phase, we will finalize the layout of the project, establishing a finalized floor plan and elevations of the spaces. We will also finalize all selections for finishes: cabinetry, countertops, tile/grout, flooring, plumbing fixtures, lighting fixtures, appliances, hardware, and paint. All allowances and budget numbers are now finalized for the project, and a final budget is established. The project can now be scheduled for permittin,g and a start date will be locked in.

Permitting will now take place with the towns building department, this will include general building and mechanical permits for plumbing, electrical and HVAC work. This generally takes 3-4 weeks to complete and will be completed prior to the given start date. We will have an on-site pre construction meeting and walk through with our contractors to go over scope of work in this time and finalize the construction work being completed, items being saved/protected, dumpster and porto-potty location, jobsite access and any other on site questions or concerns prior to construction.

Once construction is under way we intend to move quickly and thoroughly as all design, fixtures, and finishes have been selected at this point. A weekly update will be given during construction as to where we stand on schedule, questions or concerns that have come up during construction, and what has been completed that week. Typically, updates are given on Friday through email. We will oversee all phases of construction until completion and will complete all inspections necessary with the town’s building department. A final punch list will be completed within the last week of the project.

Once the project is complete, we conduct a final walk through on site to go over the entire space and discuss future care, details, and any final questions that may have come up. A final close out pack out will be provided that will detail all vendors involved, materials used, and future care and warranty information. We will ask at this time for a final sign off on the project, and the projects 1-year warranty will start at this time. Some items in the project may have longer warranties than our 1-year construction warranty, given ie; plumbing fixtures, appliances, and cabinetry.
